Track every unit from project to title deed

Unit inventory, deposits, instalment plans and project cost meet in one system.

Property Development

Property development keeps two separate ledgers: the cost of building and the money coming in from sales. As long as those sit in different spreadsheets, the true state of a project only becomes clear once it is finished. Coflow Bulut keeps unit-level sales in the same system as project cost, so you see on one screen how much is left in each block and where the cash is going.

Portfolio Management

Which unit is free, which is on hold, which is sold?

The whole portfolio sits in the system with block, floor, unit type and floor area. Each unit’s status — free, on hold, reserved, sold — is visible at a glance, so the sales team cannot promise the same unit twice.

  • Portfolio by block, floor and unit
  • Status tracking: free, on hold, reserved, sold
  • Pricing by floor area and aspect
  • Matching enquiries to suitable units

Sales & Collections

Keep deposits, instalments and notes under control

The sales contract is created together with its instalment plan, and each instalment’s due date and payment status is tracked. Overdue payments drop into a list and reminders go out automatically.

  • Deposit, interim payments and payment on handover
  • Due-date tracking and automatic reminders
  • Notes, cheques and bank loan records

Cost & Cash Flow

See project margin weekly, not at month end

Subcontractor claims, materials and labour post to the project and are compared with sales collections to produce a cash flow forecast. Reports show what each block cost and what margin it left.

  • Cost allocation by block and unit
  • Progress claims and supplier payment plan
  • Comparing collections against spend
  • Project profitability and cash flow report

Frequently asked questions

Can sales and inventory be tracked unit by unit?
Yes. Each unit is held as a separate record with block, floor, type and square metres, and its status (available, on option, reserved, sold) is tracked. A sold unit drops out of the portfolio automatically.
Are instalment sales and promissory notes supported?
Yes. The contract is created together with its instalment plan; the due date and collection status of each instalment are tracked separately. Overdue payments are collected in their own list and automatic reminders are sent.
Can construction cost and sales revenue be seen in one place?
Yes. Subcontractor progress payments, material and labour are booked to the project while sales collections are linked to the same project. Real margin and cash-flow forecast per block are therefore reported weekly.
